Baltimore's Maritime Industrial Zone
MIZOD, the Maritime Industrial Zoning Overlay District, protects Baltimore's port from fast growing real estate developments along the waterfront. The district was created by legislation in 2004 and now extends to 2024. It was created to preserve Baltimore's deep water ports for industrial use only. It has also prohibited Planned Unit Developments, meaning that industrial areas cannot be made into mixed use developments.
